If the time has come to sell your home, you most likely can understand how time consuming and emotionally challenging it can be. Will my home sell quickly? Is it priced correctly and will it elicit appeal in the marketplace, to even the most critical buyer’s eye? There’s a lot to consider when preparing a home for the market and the last thing you want is the potential of losing thousands of dollars by marketing your home incorrectly. Obviously, having a good Realtor is the first step to successfully selling your home. A successful sale is getting the home sold quickly and for the best price. Are you aware that by staging the home, you can expect to sell a home faster and in many cases for more money? Home Staging works and the statistics prove it.

The number one misconception that homeowners have about home staging is “Staging is unnecessary and too expensive; my house will sell on its own”.

Leaving a home in “as-is” condition will only help sell the competition.  Nobody wants to take on somebody else’s project of cleaning, painting or getting the home to “move-in” ready condition.  Whatever their standard is for “move-in ready”—that’s what a buyer wants.  

When done properly, staging can be a seller's best friend, reducing the time your home sits on the market and boosting your profits.

Even when the market is “hot”, doesn’t mean Home Staging isn’t important…in fact, Home Staging is more important than ever!  According to recent statistics published by RESA® (Real Estate Staging Association), “Un-staged homes spent an average of 107 DOM (days on the market) versus homes that were staged prior to going on the market sold on average in 18 days”.  A home that sits on the market too long, often suffers a price reduction.  Additionally, RESA® also recently published an alarming carrying costs statistic, indicating that homeowners who had their home on the market for an average of 132 DOM before calling a Home Stager equated to $17,000 in carrying costs versus homeowners who staged prior to listing sold on average after 18 DOM equating to only $3,400 in carrying costs.  Furthermore, Home Staging Resources recent statistics indicated 85% of the homes included in their survey sold for 6-25% more than their un-staged neighbor.  The bottom line is staging is far more cost effective when compared to a price reduction and/or carrying costs…statistically, it helps the home sell faster and for more money.
